Villa Muscat
Kerem Villas is a luxury four-villa complex in the exclusive Plai Laem neighborhood on a private beachfront on Thailand’s Koh Samui island. Designed to rise from the seashore like terraced vines in a hilly vineyard by renowned architect Gary Fell, Kerem offers the tranquillity of a private family getaway with five-star hotel services. Villa Muscat is perched on the upper terrace level (Up and behind the beachfront villas). The villa comes with 3 luxury bedroom suites. Each suite includes a private balcony, soundproof walls, blackout curtains, a large flat-screen TV, and a private safe. The attached en-suite bathrooms include his-and-her sinks, walk-in rain showers, a wardrobe, bathrobes and slippers. The extra-large master also includes a seating area with a queen-size pull-out couch making the Muscat suitable for six adult guests or eight if the additional guests are children. The fully equipped luxury kitchen and dining room features imported European furnishings and appliances and accordion doors opening onto a large terrace with oak lounge furniture and an infinity swimming pool overlooking the sea with views of the famed Big Buddha to the south. Delicate sculptures and Bohemian-inspired art pieces accent the airy modern design. Each villa offers total privacy and seclusion and is just a few steps down to the shared private beach. The shared areas on the Kerem property also include the dramatic streetside entrance, parking area, and a fully-equipped gym and wellness facility.
The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.
After you have found the right property at Kerem Villas Koh Samui you have to follow these steps:
A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points.
Thailand has different visas like Spousal Visa, Retirement Visa, Student Visa and Elite Visa - just to name a few options. Each visa has different requirements but they are usually easy to obtain.
